Standard Information Applying to All Properties

Tenants pay for all utilities.

Water, sewer and trash are billed monthly by the City of Iowa City, and depend solely on actual usage by occupants of the property.

Heavy cleaning may be necessary when tenants move in at the start of the lease, due to prior tenants not doing a good job of cleaning up. In the event this situation arises, new tenants agree to do this cleaning and will be paid for their time by Landlords by using prior tenants' security deposits.

No candle burning, no tobacco smoking, no kegs of beer or large parties, and no pets are allowed on premises.

Tenants need to follow rules regarding normal upkeep of property, neighborhood conduct rules, and compliance with City of Iowa City housing code ordinances as detailed in the lease. Failure to do so will result in violation charges to security deposit. Tenants will be required to sign City of Iowa City’s “Information Disclosure and Acknowledgment Form” regarding maximum occupancy of the property, among other items.

Prospective tenants interested in leasing this property will need to submit reference information sheets to Landlords.

The landlord is responsible for snow shoveling of city walkways in a timely manner. Tenants will be responsible for snow removal of parking spaces and other areas as well as raking leaves

Parking Assignments: We will maintain a list of vehicle descriptions and license plate numbers for cars assigned to specific parking places. Please provide us with a description of your vehicle within one week of your move-in date. If you have problems with someone parking in your stall, please leave them a note and notify us of the situation. Tenants are to park only in their designated area. Improperly parked vehicles may be ticketed or towed without warning at owners' expense. Tenants are responsible for clearing snow around their vehicle and assigned spaces. Vehicles are not permitted on the grass or sidewalks at any time. Changing of oil and anti-freeze as well as vehicle repair is not permitted in the parking spaces.

Maintenance: If your unit requires repairs or maintenance, please let us know as soon as possible. We would like to be informed of even minor problems before they become worse, as reporting of problems promotes tenants' safety. All repairs will be prioritized by management and attended to accordingly. Tenants can reliably expect an attendant within 1-2 business days in most cases. Tenants' responsibilities: Please conduct yourself in a manner that will not disturb a neightbor's enjoyment of the premises. This includes, but is not limited to, the following:

Rental Payments: Rent is due on the 1st of every month.

For houses in Iowa City, renewal notices will be issued on October 1st. If you plan to renew for another full year, a Rental Agreement will need to be signed in October. If you do not plan to renew for another full year, your unit will be listed as "for rent" in late October, and you will be given 24 hour notice before showings. Showings will continue until your unit is rented for the following year.
